homebuyer tips

Buying a home can seem daunting for anyone, and buying a home while in the military involves a few additional considerations. Our real estate agents are often asked if it's possible to buy a home while serving in the military, and the short answer is—yes, absolutely.

For prospective homebuyers in Louisiana who are either veterans or active-duty military personnel, a wide variety of options and resources are available. With Veterans Day right around the corner, let's take a closer look at the advantages and considerations of becoming a homeowner while in the military.

If you've been browsing Lafayette homes for sale and wondering about making the leap to homeownership, here's what you need to consider before buying a home.

Understand the Pros and Cons

There are reasons why buying a home can be more challenging for military personnel. That being said, homeownership also comes with some significant advantages for those who serve or have served in the military.

  • Pros: Owning a home offers greater control over the property compared to renting, and it also comes with tax advantages, including the ability to write off all or part of the mortgage interest and property taxes. Perhaps most importantly, buying a home helps build equity and can bring a good return on investment if you eventually sell the house.

  • Cons: The costs of owning a home, which range from mortgage payments to property taxes and possible repairs, should not be overlooked. When serving in the military, it's also important to consider the challenges that come with frequent moves and being away from home, which make maintenance challenging.

Weighing the Options: VA Loans vs. FHA Loans

In addition to conventional loans offered by private lenders, military members have access to a variety of other options. The two main loan types to be aware of are VA loans and FHA Loans. Each has its pros and cons.

  • VA Loans: Backed by the U.S. Department of Veterans Affairs, VA loans are intended to help current service members, eligible veterans and their spouses purchase a home. The loans have below-market interest rates and typically don't require a significant down payment or a high credit score.

  • FHA Loans: Similar to VA loans, FHA loans are guaranteed by the Federal Housing Administration and intended to help lower-income and first-time homebuyers qualify for a loan. FHA loans are available to—but not restricted to—service members and veterans. Credit requirements are higher than a VA loan, but lower than a conventional loan.

Taking the First Steps

Ready to start making steps toward homeownership? These are some of the most important steps veterans and military personnel should take before buying a home:

  • Get organized. Create a detailed overview of your finances, including income, debts, expenses, and credit report.

  • Seek pre-approval. Consider financing options, including those listed above, and get pre-approved for a loan to help determine how much house you can afford.

  • Work with military-friendly real estate agents. Our team is experienced in helping service members achieve homeownership.

  • Start exploring properties. Create a list of needs and wants for your dream home, and browse listings. Take virtual tours or visit Lafayette open houses to see homes in person.

  • Make an offer. When you find the home for you, work with your real estate agent to draft an official offer.

Our real estate agents are dedicated to helping veterans and active-duty military members achieve their dream of homeownership. Contact us today to learn more about buying a home in Acadiana.
